Term, Check-in, Cancellation<\/strong><br\/>1.1 The term of the rental agreement will correspond to the check-in\/check-out dates.<br\/>1.2 Check-in will be handled by Acquaduci staff or via self-check-in. Before your arrival, you must complete the online check-in procedure via email or WhatsApp, sending us the documents for all guests staying at the property.  <br\/>1.3 To cancel your reservation, you must refer to your reservation number, which contains the cancellation conditions based on the chosen rate, and send us an email to info@acquaduci.it.<br\/><br\/><strong>2. Payment, apartment destination, stay in the apartment and guests&#8217; obligations in this regard, utility costs<\/strong><br\/>2.1 After booking, a booking number will be generated which will include the costs of the stay, final cleaning, and tourist taxes.<br\/>2.2 The property is rented to you solely for tourism purposes.<br\/>Only the number of people allowed in the apartment (including children) will be permitted to stay, as indicated in the online description.<br\/>When booking, you must indicate the number of people who will be staying with you in the apartment.<br\/>Once your reservation has been made, by completing the check-in procedure, you will be required to provide us with all the personal details and ID number of the main guest and the personal details of any other guests, if any, so that we can make the necessary arrangements with the police station.<br\/>Without this information, we won&#8217;t be able to let you into the apartment.<br\/>You must inform us if the number of guests staying in the apartment exceeds the number you indicated when booking; in this case, we will need to update the reservation and you will need to provide us with the details of the additional guests during the check-in procedure.<br\/>Pets are not allowed inside the apartment.<br\/>2.3 Neither you nor any other occupants of the apartment may engage in any acts or behaviors that may disturb other residents of the building and\/or neighbors. Specifically, parties or gatherings are not permitted inside the apartment, and smoking is prohibited. Violations and\/or failures to comply with these provisions will be your responsibility, and you will therefore be held harmless from any resulting damages.  <br\/>2.4 You and any other occupants of the apartment are prohibited from subleasing or granting third parties, even on a temporary and\/or precarious basis, the use of the property, under penalty of ipso iure termination of the rental agreement.<br\/>2.5 For stays longer than 31 nights, it is important for you to be aware of the following:<br\/>Transitional rentals involve additional costs due to the Revenue Agency, such as: Registration Tax (equal to 1% of the total booking), a \u20ac32 stamp duty, a \u20ac25 contract registration fee, and, for foreign guests, a \u20ac30 fee for generating a temporary Italian tax code.<br\/>Additionally, utility bills are excluded and will be calculated at checkout based on actual consumption.<br\/>For the termination of any reservation exceeding 30 days, the termination notice will vary from a minimum of 2 to 6 months.<br\/>For reservations lasting more than 10 months, the agency fee and the first month&#8217;s rent are non-refundable in the event of cancellation before arrival.<br\/>A 6-month notice period is required for early termination of a lease\/contract to avoid forfeiture of any prepaid security deposit.<br\/><br\/><strong>3. Damages, Return of the Apartment and Deposit, Modifications, Upgrades, and Additions<\/strong><br\/>3.1 At the end of the lease, you must return the apartment, furnishings, and equipment in the same condition in which they were delivered to you. You are responsible for any breakage, deterioration, or destruction of said items during your stay.<br\/>3.2 You will be required to report any anomalies, malfunctions, and\/or damage.<br\/>We understand that minor damage may occur during your stay (for example, broken glasses, plates, cups, etc.) and it is not our practice to charge for such minor damage.<br\/>You must show the utmost respect for the apartment, its furnishings, and accessories, also to avoid inconveniencing guests who will stay after you.<br\/>3.4 You may not make any modifications, innovations or additions to the apartment or existing systems. <br\/><br\/><strong>4. Responsibility<\/strong><br\/>You must behave responsibly within the apartment and hereby release Acquaduci from any liability for direct or indirect damages that may arise to you or any person or animal in the apartment from improper use of the property or from the malicious or negligent actions of third parties in general. Acquaduci will also be released, for reasons beyond its control, from any liability for any unforeseeable damage to persons or property caused by the apartment&#8217;s structural features (such as stairs, railings, mezzanines, etc.), by defective connections, systems, or functioning of electrical, plumbing, hygiene, heating, etc. materials, and by their use.<br\/>Finally, Acquaduci will be exempt from any liability for causes beyond its control, in ordinary and extraordinary circumstances and in particular for damage caused by storms, flooding, burst sewers or pipes in the leased property, in the common areas and in other real estate units of the building.<br\/><br\/><strong>5. Check-out and Return<\/strong><br\/>You must return the apartment by 10:00 a.m. on the day of check-out, leaving the keys inside. You accept the outcome of the inspection carried out by Acquaduci&#8217;s owners regarding the condition of the apartment, its furnishings, fixtures, and systems.<br\/>If you check out late, you will be charged double the daily rental rate for each day of delay, again by preauthorized credit or debit card. <br\/><br\/><strong>6. Privacy Policy<\/strong><br\/>You will be provided with the privacy policy, which also applies to other apartment occupants.<br\/><br\/><strong>7. Lost Property<\/strong><br\/>Any items you leave in the apartment and that are found after you vacate will be held by Acquaduci for a period of 15 days, pending your claim. You will be responsible for any costs associated with their return. After this period, the items will be handed over to the appropriate administrative authorities.<br\/><br\/><strong>8. Essentiality of the Conditions<\/strong><br\/>All of the above conditions are essential and form a single, inseparable framework. Violation of even one of them will result in termination of the contract, with your consequent obligation to vacate the apartment immediately.<\/p>\n\n<p class=\"wp-block-paragraph\">Tourist tax; included in the booking price (1 euro per day per person over 10 years old).<\/p>\n\n<p class=\"wp-block-paragraph\">For last-minute same-day bookings, check-in times may increase by up to an hour depending on your arrival time and internal organization.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The terms and conditions below will apply to all online bookings, for the entire rental period and for all occupants of the rented property. 1.
